Assessment / Valuation Date

The single date each year on which your property’s value is legally fixed.

The assessment date (or lien date) is the specific day the law says your property’s taxable condition and value are measured — January 1 in many states. Everything about your appeal is judged as of that date.

This is why timing your comparable sales matters: comps closest to the assessment date carry the most weight, and improvements made after that date don’t count for the current year.
