Recent sales of similar nearby properties, used as evidence that your assessment is too high.
Comparable sales — “comps” — are recent sales of homes similar to yours in size, age, condition, and location. They are the single strongest form of evidence in a property tax appeal.
If several homes like yours sold for less than the county’s assessed value of your property, that’s direct proof you’re over-assessed. Assessors use the same comp-based approach (called mass appraisal), so a well-chosen comp set is hard to argue with.
