The single most common reason property tax appeals fail isn't weak evidence — it's a missed deadline. In most states, if you file even one day late you must wait until the next tax year. Here's how deadlines work and how to find yours.
Deadlines are tied to your assessment notice
In many states the clock starts when your assessment notice is mailed — often 30–45 days from that date — so the exact deadline differs from home to home. Others use a fixed statewide date.
Common state deadlines
- Texas — generally May 15 (or 30 days after your notice). Called a "protest."
- California — September 15 or November 30 depending on the county.
- Florida — about 25 days after your TRIM notice (mailed each August).
- New York — "Grievance Day," the fourth Tuesday in May in most towns.
- Georgia — 45 days from the date on your assessment notice.
- Illinois — township-specific, 30 days from publication.
