Fife Council: Council Tax bands & how to challenge
Fife Council (council area) collects your Council Tax, but it does not set your band — that is done by Scottish Assessors Association (SAA), frozen to values as at 1 April 1991. Because those valuations are decades old, a meaningful share of homes sit in the wrong band. If similar homes near you are in a lower band, you could be overpaying every year.

Enter your postcode. We compare your band against your neighbours and tell you plainly whether you look over-banded — credited toward the £39 challenge packet if you proceed.

These are the value ranges every band is based on in Scotland. They reflect 1991 values, so they look nothing like today's prices — which is exactly why band errors are hard to spot.
| Band | Value range (1991) | Charge vs Band D |
|---|---|---|
| A | £0 – £27,000 | 240/360 |
| B | £27,000 – £35,000 | 280/360 |
| C | £35,000 – £45,000 | 320/360 |
| D | £45,000 – £58,000 | 360/360 |
| E | £58,000 – £80,000 | 473/360 |
| F | £80,000 – £106,000 | 585/360 |
| G | £106,000 – £212,000 | 705/360 |
| H | £212,000+ | 882/360 |
The pound amount of each band depends on Fife Council's Band D charge for the year, which the council sets annually. We show the exact figures here once we have verified the current year's charge — we don't publish a number we haven't confirmed. Check your own bill or Fife Council's website for this year's Band D amount.
How to challenge your band
- 1
Find your current band. Check your Council Tax bill from Fife Council, or look it up on the Scottish Assessors Association (SAA) record.
- 2
Compare against neighbours. Look at similar homes in your street or postcode. If they are in a lower band than you, that is your evidence.
- 3
Contact your local Assessor (via SAA) to request a review — not Fife Council, which only handles billing.
- 4
Submit your evidence. A clear neighbour-band comparison is the strongest support. We draft this for you in the £39 packet.
What you get
- Your band vs the full postcode distribution
- A clear verdict: likely over-banded, correct, or inconclusive
- A drafted challenge to your local Assessor (via SAA) (£39 packet, £34.01 after your check credit)
- You keep 100% of any refund and the lower ongoing bill
Frequently asked
How do I challenge my Council Tax band in Fife Council?
Your band is set by Scottish Assessors Association (SAA), not by Fife Council — the council only bills you. To challenge it you contact your local Assessor (via SAA). Before you do, compare your band against similar neighbouring homes: if comparable properties sit in a lower band, you may be over-banded.
What are Fife Council's Council Tax bands based on?
Scotland bands are based on what a property was worth on 1 April 1991 — not its current value. Scotland also freezes bands to 1 April 1991 values, but the higher bands (E–H) carry a proportionally larger charge than in England after the 2017 reform.
Can challenging my band make it go up?
A review can in principle move a band either way, so it is worth checking the neighbour evidence first. Our £4.99 check only recommends a challenge when the postcode evidence supports a reduction.
Can I get a refund of overpaid Council Tax?
Yes — a successful band reduction can be backdated, sometimes for many years, giving a refund of what you overpaid plus a lower ongoing bill.
Band value ranges and charge ratios are the Scotland national figures published by Scottish Assessors Association (SAA). Council details can change — always confirm with Fife Council and your local Assessor (via SAA) before challenging. This is general information, not legal advice.
