Mass appraisal is how county assessors value entire neighborhoods in one pass: they build statistical models from recent sales and apply them across thousands of parcels, rather than inspecting each home individually.
It’s efficient but blunt. The model can’t see that your kitchen is dated, your lot backs onto a highway, or that the county’s record lists a bathroom you don’t have. These gaps are exactly what a well-evidenced appeal corrects.
Because assessors rely on comps-driven models, presenting your own comparable sales speaks their language and is hard to dismiss.
