Functional Obsolescence
A loss in value from outdated or poorly designed features — a valid reason to lower an assessment.
Functional obsolescence is value lost to design or feature problems: a dated floor plan, one bathroom in a four-bedroom house, low ceilings, or a bedroom you can only reach through another room.
Mass-appraisal models rarely capture it. Documenting functional obsolescence with photos and a clear explanation gives the board a concrete reason your home is worth less than the formula suggests.
