Fair Market Value

The price a property would sell for between a willing buyer and seller — the benchmark for every appeal.

Fair market value is the price a property would fetch in an open-market sale between a willing, informed buyer and seller, neither under pressure to act.

Every appeal ultimately compares the county’s number to this benchmark. If credible comparable sales show your home would sell for less than its assessed (or implied) value, you have grounds to appeal.
