Market Value
The price a property would likely sell for on the open market.
Market value is what your home would realistically sell for today, between a willing buyer and seller. It’s the benchmark a property tax appeal is measured against.
If the county’s implied market value (assessed value ÷ assessment ratio) is higher than true market value, you have grounds to appeal. Comparable sales are the usual way to prove what market value really is.
