De Minimis Threshold
A minimum gap between assessed and market value some boards require before granting a reduction.
Some jurisdictions won’t adjust an assessment unless the difference between your evidence and the county’s value exceeds a set margin — a de minimis threshold — to avoid churning tiny changes.
It’s worth knowing before you file: if your case shows only a 2–3% over-assessment, the effort may not clear the bar. A clear, larger gap makes for a stronger, board-friendly appeal.
