Cost Approach
A valuation method: land value plus the depreciated cost to rebuild the structure.
The cost approach values a property as the cost to replace the building new, minus depreciation, plus the land value. Assessors lean on it for unusual or new properties with few comparable sales.
It can overstate value when it ignores functional obsolescence or a soft local market — a gap you can highlight in an appeal by showing comparable sales come in lower than the cost-based figure.
